Dear Lost Forrest Member,
Greetings! Enclosed is your invoice for the 2020 Lost Forrest Homeowners’ Association annual assessment. The amount due for 2020 is $946.00 — 7.5% increase. The 2020 budget increases the capital reserve contribution from $55,000 to $60,000 accounting for approximately half of the dues increase. Please be aWare that payment must be postmarked by January 31 , 2020. Payments received after February 10, 2020 will be assessed a one-time late fee of $94.60, which is equal to 10% of the annual assessment. In addition, interest of 1.5% per month will be assessed on all unpaid balances starting April 1 st. Please remit payments to the address above.
During 2019 we continued to focus on operating the pool in a safe and enjoyable manner, maintaining our infrastructure and providing a pleasant and appealing landscape. We anticipate ending the year with a small loss due to increased maintenance costs in our common areas. It is important for each of us to pay this assessment on time, and in full, so we can continue to maintain our high-quality amenities. A member will not be in good standing until all outstanding balances are paid in full.
The next annual meeting of members is scheduled for February 8, 2020 at 9:00 am. Another separate communication will be sent closer to this date. A proxy statement will accompany the announcement. We are be seeking one (1) or more new members to join our board of directors, as well as volunteers for our existing committees. Our association is entirely dependent upon the cooperative and voluntary spirit of our members in order to thrive. Certain board members have served for multiple terms – please consider helping!
